Texting Terms
SMS terms and conditions, last updated October 30, 2026.
The program
Darvin Ebanks, Realtor sends text messages to people who ask for them. There are two kinds, and you choose each one separately:
- About your inquiry: replies to your questions, showing confirmations and reminders, and updates on your purchase or sale.
- Market updates (optional): occasional new-listing alerts, market news and tips, about 2–4 messages a month.
How you sign up
You agree to receive texts by checking the text-message box on a form on this website (the Contact and home-value forms) and giving your mobile number, or by asking me in writing, for example by texting me first or signing a form that includes text-message consent. Market updates are sent only with your written consent. Consent is not a condition of buying any property or service.
Message frequency
Message frequency varies. Messages about your inquiry depend on your search or transaction; market updates are about 2–4 a month.
Costs
Message and data rates may apply, according to your mobile plan. I don't charge for texts.
How to stop
Reply STOP to any message to stop all texts. You'll get one message confirming you've been unsubscribed, and no more after that. To start again, reply START or sign up again on this site.

Carriers
Carriers are not liable for delayed or undelivered messages.
Privacy
Your mobile number and consent are never shared with, sold to, or rented to third parties or affiliates for marketing. See the Privacy Policy.
